University of Michigan Health acquires former Kmart headquarters property, reports The Oakland Press

Expansion into Oakland County: U-M Health Commits to Boosting Patient Care in Southeast Michigan with New Healthcare Hub

The University of Michigan Health is poised to make a significant investment in creating a healthcare hub for Oakland County with the purchase of 7.28 acres of vacant land at the former Kmart Corp. headquarters in Troy, Michigan. Dr. Marschall Runge, CEO of Michigan Medicine, expressed excitement about the long-term presence and commitment to patients in the area.

The university plans to build a multi-specialty facility on the property with a focus on expanding clinical services and increasing patient access in Oakland County. The parcel at 3100 W. Big Beaver at Coolidge Highway will be purchased for $4.42 million from Forbes/Frankel Troy Ventures LLC.

The facility will include advanced specialty and diagnostic services, marking the beginning of a broader U-M Health presence in southeast Michigan. It will also feature a clinical program for multidisciplinary cancer care and adhere to university guidelines for Leadership in Energy and Environment Design (LEED) to minimize environmental impacts.

The former Kmart Corp. headquarters, which opened in the early 1970s, has been vacant since 2006 following a merger with Sears Holdings Corp., relocation of operations to suburban Chicago, and demolition that began last year with funding from Forbes/Frankel Troy Ventures LLC. The windows on the rear of the headquarters were boarded up prior to demolition in 2023. Overall, this expansion represents an important step forward for U-M Health’s mission to provide world-class care closer to home for Michiganders across the state.

In addition to providing essential medical services, this new center will contribute positively to the local community by creating jobs and generating economic activity in Southeast Michigan’s growing healthcare sector.

Dr. Runge highlighted that this expansion aligns with U-M Medicine’s efforts to create a statewide network of care that allows patients across Michigan access top quality care without having to travel long distances.
